Every filled room sends 15% to the OTAs.
Beside your listings we open a direct route: a villa website, the Meta ads that fill it, and Google Maps. One package, one team, one invoice.
- Villa revenue through OTAs
- IDR 100,000,000 / mo
- Airbnb commission at 15%
- − IDR 15,000,000 / mo
- Across twelve months
- × 12
Example. Our calculator counts 20% of bookings shifting to the direct route.
A villa turning over IDR 100M a month hands over IDR 180M to the OTAs every year, for work that stops the moment a guest taps book.
Based on Airbnb's 15% commission. Through Booking.com or Agoda it rises to 18 to 20%. Swap in your own revenue and the ratio holds.
Three reasons guests still book through an OTA
Not because they enjoy paying more. Because the direct route to you was never opened.
Your villa's name exists, its website does not
Some guests who have seen your villa on Airbnb search its name on Google before booking. If only the OTA listing appears, they go straight back and the commission runs again.
A page that never answers the booking questions
Seasonal rates, cancellation policy, distance to the beach, sleeping capacity. If those four are not answered on one screen, the guest picks whoever does answer them, and that is the OTA.
Nobody collects the guest who is not ready yet
Most people who open a villa page are not booking that day. Without ads that meet them again, the only thing that meets them again is an OTA email.
Three channels, one team running all of them
A website with no traffic is a brochure. Ads with no website leak. This package closes both at once because one team builds both, not three vendors waiting on each other.
A website built around one decision
Not a catalogue. A villa page with rates, photography and a WhatsApp button always in view, arranged to make a guest ask about dates rather than browse.
Meta ads that fill rooms, not raise view counts
Campaigns point at WhatsApp conversations and date requests. Pixel and Conversion API are validated first, so the algorithm learns from WhatsApp conversations rather than from clicks.
Google Maps as the free channel that stays
Profile claimed, categorised, filled with photos and answered questions. Guests searching for a villa in your area find you without you paying per click.
One team, one report, one WhatsApp number
No pointing between the website person, the ads person and the SEO person. If the numbers drop, exactly one party has to explain them.
A villa photo session. The same shots run the website and the ads.
The full contents, written down before you pay
Everything below sits inside the setup fee or the monthly fee. Anything outside it is named up front, not after the invoice.
- A full villa website with room, rate and policy pages
- A photo session at your villa, with copyright in the results assigned to you once paid
- WhatsApp buttons with the message pre-filled on every page
- Google Business Profile claimed, submitted for verification (Google decides), and optimised
- Meta Pixel and Conversion API, validated with test events
- Monthly Meta Ads setup and campaign management
- A performance report every two weeks, written in plain language
- A quarterly figure: how much commission stopped leaving
The first four weeks, week by week
- Week 1
Photography and site frame
A photo session at your villa, then the website starts going up around the results. From your side, three things: fill in the brief form (about 30 minutes), a 30-minute brief by phone, WhatsApp, Google Meet or Zoom, then review and approve at each stage.
- Week 3
Website live, Maps claimed
The site goes live with WhatsApp buttons and tracking installed. Google Business Profile is claimed and optimised in the same week.
- Week 4
First campaigns run
Pixel and Conversion API pass test events first, then campaigns go live. No ad spend leaves before tracking is proven.
- Month 2 onward
Maintained, measured, reported
Ads tuned regularly, the Maps profile kept fed, a report every two weeks. Each quarter we recalculate how much commission has stopped leaking.
What we carry, written into your contract
How many bookings arrive depends on your rates, your location and the season, and we will not pretend to guarantee that. Everything below is squarely ours, so that is what we put in writing.
- The website goes live within 14 working days of complete materials. Late on our side, 5% off per week to a maximum of 15%.
- Your villa on page 1 of Google for a search of its brand name, provided the name is distinctive enough, the Google Business Profile is in your name, and the site is not blocked from indexing. If it misses within 60 days, a free SEO improvement round each month, up to 3 rounds.
- If 60 days after the website launches no inquiry or booking from Google search has been recorded, one free SEO round a month until one is, up to 6 rounds, counting the villa name rounds above. Visits from ads do not count.
- No ad spend leaves before tracking passes test events.
- The monthly can stop any time on 14 days' notice. If your package includes booking engine management, that part runs for a 3-month minimum and then stops on 30 days' notice. Website, ad account and Google profile stay yours.
- Every component carries its own written guarantee and consequence: 3 inquiries in 60 days or improvement rounds for the website, cost-per-inquiry or fee-free management for up to 60 extra days for Meta Ads, and free resubmission up to 3 times for the Google Business Profile.
Direct-route pricing, your listings stay live
One payment for the build, then one of three monthlies, depending on who produces the ad creative.
One-time for the build, then from IDR 4,500,000 a month for ads and upkeep. Ad budget is paid straight to Meta from your own card, on top of this figure.
The five questions owners ask most
Start by working out what you paid in commission this year
Send your revenue and the channels you use over WhatsApp. We reply in working hours with the number, and you will know whether this package makes sense for your villa. If it does not, we will say so.
