Rates, promotions and rate parity checks are not included. That is monthly work requiring decisions, and it is priced in the Direct plan. We write the boundary out plainly so you are not paying for something you think you are getting.

We cannot promise to watch a configuration we have never seen. So a system installed by someone else is audited first: channels, rate plans, and the points that drop most often are written down, then the monitoring is fitted. One-time, and not charged when the setup came from us.
Tool subscriptions are billed as a pass-through on your card at the real invoice with no markup: Beds24 starts at €15.50 a month and rises with unit count, so roughly IDR 280,000 to IDR 1.7 million a month depending on the tool and the number of units, moving with the exchange rate because these vendors bill in euros and dollars. The account is in your name, so if we ever part ways the system keeps running.
Management runs for a 3-month minimum, then stops any time with 30 days' notice. The Sync plan carries no commitment at all: paid once, then done.

A villa turning over IDR 80 million a month through OTAs pays roughly IDR 14.4 million in commission every month at 18 percent. Moving 1 booking in 4 to a direct channel holds on to about IDR 3.6 million a month. Your numbers will differ. What does not differ: commission is charged every month forever, while the system is paid for once.
This is arithmetic, not a promise. How many bookings actually move depends on your rates, photos, reviews and season, none of which belong to us.

The QRIS rate is set by Bank Indonesia. The card and e-wallet figures are the published rates of Midtrans and Xendit, the two gateways we install. We take no cut of your transactions at all.
Billed as a pass-through on your card at the real invoice with no markup. Our default for villas is Beds24 at €15.50 a month, because it is the cheapest tool that can still do everything on this page. We take no commission from any vendor below, which is what lets us pick the cheapest one that can still do the job. And one comparison you will certainly find yourself: local channel manager software starts at around IDR 399,000 a month. That is true, and that is what the software costs. What you are paying for here is not the subscription, it is the person who installs it correctly once and then runs the rates, the calendar and the parity checks every week. If you have the time to do that yourself, take the setup plan alone and keep the difference.

What we avoid
Look at the notes on the Smoobu and Hostaway rows. Smoobu takes 0.9% of every booking on its Professional Flex plan, and Hostaway takes 1.8% through its booking engine plus 1% when it invoices a guest. That is exactly the booking you are paying to win back from the OTAs. We never put a client on a plan that charges a percentage of their direct bookings, and Beds24 takes no commission on a booking at all.

Limits worth knowing before you sign
Full-service villa management charges 15 to 25 percent of revenue, often 20 to 28 once every cost is counted. A percentage rises every time you succeed. This page charges a flat number.
At IDR 100 million a month in revenue
Villa management cleans the rooms, greets the guests, handles the 2am complaint and fixes the air conditioning. We do none of that. We work the distribution and pricing side only. If you genuinely need people on the ground, that 20 percent is not waste, and comparing it to our number is not a fair comparison. This one only holds if you already run the day-to-day yourself.
The individual figures are our hourly rate times the hours each job actually takes, not an invented number with a line through it.

Days 1-3
We look at your units, channels and volume, then pick the cheapest tool that can still do the job. The account is opened in your name.
Days 4-8
The booking engine goes onto the website, the channel manager connects to each OTA, and the payment gateway is tested with a real transaction, not sandbox mode.
Days 9-12
Live bookings are moved across, then we deliberately try to clash the calendar from two channels at once to confirm the system refuses.
Days 13-14
Your team is trained, the one-page SOP is handed over, and the system goes live taking direct bookings.
If within 30 days of go-live the system does not do what this page says, meaning the booking engine is live, the OTAs are in sync and payments land in your account, the setup fee is refunded in full.
If guests clash because of a sync error on our side, we find the equivalent replacement property, handle the conversation with the guest, and fix the sync itself. No extra service fee for any of it.
What we do not guarantee: that your bookings go up. That is decided by rates, photos, reviews and season, and anyone guaranteeing it is selling a fantasy. What is guaranteed is that the system works, and that when we get it wrong, we are the ones who put it right.
The hotel package runs on STAAH, and on Cloudbeds past 60 rooms. This page runs on Beds24, priced for 1 to 15 units with no front office.
