Your price is locked once we start. Adjustments only track the exchange rate, since some of our vendors bill in US Dollars.
Listing optimisation is done remotely: all we need is account access and your photos. A site visit is only required if a platform asks for on-site property verification, or if you ask for one. The fee is per visit, based on distance from our base in Denpasar.
All nine regencies and cities in Bali are on this list. Nusa Penida and Nusa Lembongan include the fast boat from Sanur. Villas outside Bali are quoted separately.
Two lists most pricing pages keep vague. Both are written out here in full, including the parts that don't flatter us.
Airbnb and Booking.com are the two we run ourselves, routinely, which is why those two are the ones inside the package price. The other four we set up on request at IDR 500K per platform. We split it this way so you know exactly which channels we handle every day.
On the NIB: Indonesia's Ministry of Tourism asked OTAs to verify each property's legal status, with a 31 March 2026 deadline extended to 31 May 2026. Listings without a verified NIB risk being taken down. We don't handle permits, and we won't take payment for work that could disappear the following week.
