Ads are not step one.

Every OTA booking takes 15 to 22 percent. Keep it with a website first, then add guests with ads.

There are two leaks, and they need different cures

Most villa owners only notice the first one, then buy the wrong cure for the second.

Margin leak

Of every booking you were always going to get, 15% to 22% disappears as commission.

The guest still arrives. The money just is not whole. The cure is a website with its own booking path.

Volume leak

Of every night that stays empty, 100% is gone, with no commission to blame for it.

Commission is not the problem here, because the booking never happened. The cure is paid advertising, or generic keyword SEO if you can wait months.

A website patches the first leak. Ads patch the second. Running ads at the first problem means paying twice: once to Meta, then again to the OTA.

Stage 1

Patch the bucket first

A website does not replace the OTA. It intercepts a guest who already wants to book, right before the commission leaves.

  1. The guest finds you on an OTA

    The listing keeps running. For a guest who has never heard your name, an OTA is still the best discovery engine there is.

  2. The guest types your villa name into Google

    This is a habit you can verify yourself: people check a property one more time before they pay.

  3. Your website is what shows up, not another listing

    With no website, what surfaces is a rival OTA listing, an aggregator, or a competitor who does have one.

  4. The next booking comes through your own channel

    Commission that used to leave now stays in. Without adding a single new guest.

What this stage fixes is not how many guests you get, but how much survives from each guest you already had.

Four conditions before the first rupiah goes into ads

Ads are an amplifier. They magnify whatever is already there, leaks included.

The website can actually take a booking

If a guest lands and cannot work out how to book, your ad spend becomes the cost of telling people you exist.

Tracking is live

Meta pixel, Google tag, and WhatsApp click tracking. Without them you are buying click counts, not booking counts.

Photos and rates are ready

Weak creative raises your cost per click. This is the most underestimated line item and the most expensive one to get wrong.

Budget covers three months

At least IDR 3M a month if we manage it. Month one only buys you learning; stopping there is paying the tuition and never attending the class.

If even one is missing, delay the ads. The same money does more work clearing the conditions first.

3 out of 12, not all of them. That number needs no miracle, just somewhere to book other than the OTA.

This is an example, not a promise, and it is before the cost of the direct channel: the website and its annual fee, payment gateway fees, and a booking engine subscription if you use one. Put your own villa's numbers into the calculator.

When you should not run ads

This section costs us business. It costs you more to burn a budget and then conclude advertising does not work.

  • Your occupancy is already above 80 percent. What needs raising is the rate, not the guest count.
  • You have no website or direct booking path yet. The ads will walk guests straight back to the OTA.
  • Budget under IDR 3M per month. Too little data to optimise, so you pay without learning.
  • You need results this week. What moves faster is fixing your OTA listing, not ads.

  • Websites: at least 3 inquiries within 60 days, on written conditions. If it misses: 1 to 3 free improvement rounds, by package.
  • Bug fixes for 30 days after launch, websites and booking engines.
  • Your brand name on Google page 1 within 60 days, on written conditions. If it misses: 1 free SEO round a month, up to 3.

What people usually ask

It is usually not whether a website exists, but whether it surfaces when someone types your villa name into Google, and whether a guest can book without leaving the page. Those two things separate a website that takes bookings from one that only explains.

No, and you should not. For a guest who has never heard your name, an OTA is still the best discovery engine. What gets fixed is the guest who already knows you, so they no longer need to go through it.

If we manage them, ads go live within 7 working days of access and materials. Month one gathers data, month two cuts what is not working, and a fair verdict lands at the end of month three. Anyone promising bookings in week two is selling hope.

Cheapest per click is not the same as cheapest per booking. TikTok is often cheap per impression, Google is dear per click but closest to the transaction. The number to compare is cost per booking.

Website first. Ads stop producing the moment you stop paying. A website keeps working on guests who already found you through an OTA, and you have already paid commission on those.
